Urbis announces today the appointment of Stephen Price, Senior Partner in established South West property development company, Park Properties, as a non-executive director and advisor to the board. Stephen, aged 49 has extensive property development experience spanning from projects in London, Knightsbridge, Kensington and Chelsea from 1987 and over 30 successful conversions on the Clifton, Redland and Cotham areas of Bristol to date. Stephen established Park Properties with a business partner in 2002 to focus on high quality buildings targeted at the premium sector of the property market.
Stephen is a qualified Civil Engineer and also holds an MBA, he lives in the Cotswolds with his family. He is keen through his non-executive relationship with Urbis to share his extensive experience into this relatively young but fast growing South West based Development company. Stephen brings over 20 years of residential development experience to the already successful Urbis board and will help Urbis to maintain a focus on selecting the optimum projects that will deliver continued business success and add value to the communities in which they exist.
Stephen's most recent success was the completion of the Bridge House restoration and conversion in Clifton, Bristol to highest specification apartments. The Bridge House project won the Daily Mail award for Best Development (South West) 2007, an important achievement. This spectacular development is seen as one of the premier developments in the South West and achieved the highest property values for penthouse apartments to date. All apartments were sold prior to completion.
The directors of Urbis built a relationship with Stephen through their recent acquisition of the Robinson Building in Bedminster. Park Properties had initiated this project but decided that it did not fit their project profile and therefore sold it to Urbis. Stephen worked closely with Urbis during the handover period of the project enabling a very smooth transition and impressed the board with his.
Richard Clarke, Director of Urbis comments on the appointment "we are delighted that Stephen Price is joining our board in a non-executive capacity. Vestry Hall Hoarding Design08/05/2008
Urbis Development has sponsored a creative project with St Nicholas of Tolentine Catholic Primary School children. The brief was for the children to design and create pictures to decorate the hoardings that will surround Vestry Hall on Pennywell Road during the refurbishment project. The finished artwork illustrates the children's interpretation of some of the more unique and unusual buildings from around the world and will give passers by an interesting and colourful view during the building works.
Vestry Hall is one of Bristol's lesser known historic buildings. Built on the site of England's first workhouse in1880, originally as a leisure centre for the ladies of Easton it later became one of Bristol's more unruly picture houses until 1957 when it was closed. Since that time Vestry Hall was used to house an Engraving Works until 1997 when it became disused. Urbis Development acquired the site and will convert this lovely stone building into 24 one and two bedroom apartments.
Vestry Hall is directly opposite St Nicholas of Tolentine School on Pennywell Road, so it was importnant to the directors of Urbis to get the children from the school involved. The project brief was to create artwork that will be mounted on the hoardings and appealed to everyone. The completed designs will provide an attractive outlook to the community and school alike throughout the building works. The school project was carried out with the help of Bob Jones, a local artist who works regularly with the school, and is also being used as an opportunity to educate the children about buildings, their environment and the range of jobs involved from architects, designers, engineers, builders, marketing and sales.

Home Grown Youth decorate local developer site.08/11/2007
A local Bristol Art Project, Home Grown Youth have created an artistic masterpiece over the 300m hoardings surrounding an Urbis Development site in Easton. The artwork will provide the community with an interesting and attractive appearance during the construction phase of 24 high quality apartments due for completion in June 2007. Over 25 local artists attended the mass street art event over the weekend of 11th and 12th November, each being provided by Urbis with a 3m length of hoarding and paints from which to create their signature artwork.
Local Bristol property developers Urbis Development were approached by Home Grown Youth Project Co-ordinator, Becca Vagg, with the unusual request to cover the hoardings around the site with the work of local street and graffiti artists. Richard Clarke, Director, Urbis Development said of the request "this is the first time that we have been asked if our hoardings could be used for a large scale street artist project and we were more than happy to support the project by providing both the canvass and the paint." He continues, "the hoardings will be in place around the site throughout the construction process until late spring 2007 so it makes sense that they an attractive and interesting appearance to locals and passers by, whilst the development progresses behind."

Waste carpet tiles re-housed26/09/2007
Bristol based Urbis Development has generously donated 1000's of new carpet floor tiles from one of its large city centre developments to Aspire Bristol. Aspire, who work with homeless people to help find them employment and get them back into homes, accepted the donation and collected the tiles for use in a variety of local projects. Typically waste from refurbishment developments like this one goes straight into land fill sites but Urbis who are building a strong position of environmental sustainability within their developments are looking for opportunities to re-purpose waste materials wherever possible if they cannot be recycled.
Richard Clarke, Director, Urbis Development states "as a local developer we are constantly seeking ways to improve the total environmental sustainability of our developments. For refurbishment projects there are always large volumes of waste materials removed from site before we start work and it seems prudent to re-use materials where feasible. Aspire were very keen to take these near new carpet tiles so it made absolute sense to donate them rather than throw them away."

G&C seals major deal in Bristol11/06/2007
G&C Finance has sealed its largest deal in Bristol, backing the multi million pound transformation of a former production facility into an innovative and environmentally sustainable residential scheme aimed at the first time buyers market in the city.
In partnership with RBS, working with Relationship Director Andy Mitchard, the property finance specialists will provide 100% development finance to Bristol based Urbis Development to develop the £5m scheme that will deliver nine contemporary three and four bedroom townhouses with terraces and fourteen spacious one and two bedroom apartments to the area.
Located in a quiet spot, conveniently off the Southmead Road, work on site will start in May. A show home is due to be launched in Autumn 2007 to co-incide with the release of the first phase of homes, with anticipated completion due in November 2008.
Steve Taylor, regional director for south west England and Wales for G&C Finance said: "This is our largest deal to be negotiated in Bristol since the official launch of our south west office last year. This is our second deal with Urbis, a well known and established developer in this region. By using our flexible finance and consultancy, Urbis Development has been able to step up its activity and look at larger scale projects such as this.
"The ability to act quickly if a development opportunity arises is vital to enable them to compete in Bristol's fast developing economy and it has been our fast decision making policy of G&C and RBS that has made such a significant contribution to them being nominated as developers for this exciting scheme."
Richard Clarke, director of Urbis, commented: " We are very excited that this purchase has been completed so efficiently, which was due in large, to the quick response of our funder G&C Finance. Its quick reaction ensured that we could secure this site in record time.
We are already negotiating a number of land opportunities in and around the Bristol area with the help of G&C Finance and anticipate making further development announcements within the next four to six weeks."
All homes within this scheme will have allocated parking plus visitor spaces set amidst landscaped gardens. The scheme is positioned just minutes from local amenities, Southmead Hospital and is close to main routes in and out of the city centre.
G&C and RBS funded a first deal on behalf of Urbis Development late last year, the £1.5m bespoke scheme, located in the highly regarded leafy suburb of Sneyd Park on Julian Road, comprises two substantial five bedroom townhouses. Due to complete next month, both homes have been sold.
Providing impartial property development advice, G&C Finance was established 2.5 years ago to enable developers to access 100% development finance to fully fund small to medium sized residential and mixed use speculative schemes. The firm offers land and development funding, bridging finance, loans for land purchase deposits, planning fees on option sites and up-front management fees to assist developers business cash flows.
Irrespective of size and location, with or without planning permission, G&C will consider funding for the purchase of land, construction and related costs of all scheme with a projected gross development value in excess of £1.5m.
Although they are not the first company to offer 100% development finance, G&C will provide an in principle lending decision within 48 hours rather than the industry standard of four to six weeks.

Urbis Development sponsors Mural in car-park regeneration scheme.02/06/2007
Urbis Development has sponsored a mural as part of the regeneration scheme in Trenchard Street Car Park. The project, known as Multi-Storey Makeover was designed to cut down on graffiti tagging and provide an attractive outlook, whilst also emphasising the city's strength.
Laura Hayton, Waste Communications Officer from Waste Services and Street Scene commented on the mural's impact, "The Trenchard Street car park project which was supported by Urbis Development has been a great success in encouraging young people to get involved in legal rather than illegal street art in Bristol, Local young graffiti offenders as well as young people who may have been at risk of offending have been tutored by legal street artist in improving and developing their ideas into a final piece of artwork that is being seen by hundreds of car park users everyday. Several of the young people have already gone on to paint more murals on what were unattractive and heavily tagged/graffitied walls in art projects.
The car park's stairwells are significantly brighter and feel safer now and the amount of tagging that has returned has been absolutely minimal compared to what was there before. Overall the car park now has a much more lived in feel."

Design Competition Winner03/05/2007
Earlier this year, Bristol property development company Urbis Development (formerly SRC Property) briefed a team of second year BA Graphic Design students at the University of the West of England to design and implement a new brand identity for them. The project, initiated as a competition gave the 2nd year students the opportunity to respond to a full marketing brief and to formally present back their ideas.
All students entries were of an exceedingly high standard and after much deliberation, the work of Kevin Mansell-Abell was selected. Kevin was awarded the prize and an 8 week work placement with Urbis to gain real-life work experience to implement his designs in support of the launch of the new Urbis brand.
Programme leader in Graphic Design at the University of the West of England, Robert Kettell said "it is excellent experience for our students to be involved in real life projects such as the Urbis Development re-brand. We particularly liked this project because it was for a young and fast growing company who has presented a very strong marketing brief. We were delighted to be approached with this opportunity to hold a competition and the response from our students was outstanding."
Urbis Director, Craig O'Brien commented, "We wanted a unique brand identity for Urbis that reflected the personality of our growing company. Challenging the UWE Students to come up with something creative and then implementing it has been a success for everyone concerned and we are delighted with the results. It is our strategy to work closely with the local communities in which we develop our projects in order to maximise the benefits that we deliver to local people and their environmental."
